Personal history, my family has and still does lease farm properties put West since the 50's. Property leasing and houses is different but our lawyer we use for the paperwork explains it very well. It's not hard to understand at all. Heard horrible things about them when I lived in Waco before more than a decade ago and saw it with my own eyes in the last year.
Beware--cost me easily 12k or more--I lost count. I am a out of town property owner. I had them represent our duplex very close to the Baylor bubble on 12th and James. The staff are overwhelmed and do not appear to do thorough background checks because they gave us consistent non-paying tenants. They gave the tenants chances to pay half the rent and this often led to delays in evictions with no recovery of lost rent. Many of them seemed to be professional non-payers knowing once you file it takes 60 days to evict. All the fees and repairs cost us thousands. We were naive and new to property management. My property was trashed after the eviction for 2-3 weeks after eviction--until I came to town for a visit. It was for rent dirty, with trash strewn about outside. I was livid and the staff member's excuse was it is hard to find people to clean. Really?The final straw was seeing the same unit 5 months with a new evicted non-paying tenant and the windows were open it was vandalized with used tampons and trash, damages to walls, the refrigerator was open and bugs infested and dead in melted ice cream. They have a house keeper clean it at $250.00 and it was still dirty. I had to pay again for new property manager to clean it at my cost all over plus repairs.
Donna and staff are great. And go above and beyond for there tenants.
Better to self manage or go outside Baylor like I did. We went back to another property manager that was outside Baylor but in the end. I sold because I had such a terrible experience thanks to loss we suffered under Carbajal.
We received great customer service initially. Donna was wonderful but then no longer available after with only inconsistent communication via text. Apologies were given but I lost thousands and all I have is regrets.
Horrible company. Forget maintenance of any sort or the safety of your family unless you threaten them with legal action. They blatantly don't care. We didn't know they were buying the property we are leasing now until a day after signing the papers when we were given notice or we wouldn't have signed with this complex. Look up your Texas renters rights online, you can easily leave them with no consequences as often and bad as they mess up. Just keep the proof of their actions and your good.
if your ac breaks down in the middle of summer, you better know how to fix it, carbajal definitely won't even try. Stay clear.
Terrible. They manage the Ambassadir Apts...seniorliving all right. If you are under 75 need not apply, even though it says 55+or over..lol. This realty company sucks..will try to get blood out of a turnip when yoh move out. I eas the youngest when I moved in 4 years ago at 55. Tennyson apartments manages them. .thetd'sa whole nother issue. Steer clear of both.....from a cormer tenant...
I talked to a property that knows all the big property mgmt companies--and he said they are all terrible.
